Green Hills' Newest Openings Are Landing Around the Mall, Not Inside It

When did you last go to Green Hills for something new that wasn't at the mall? This fall the answer is probably recent. In February, Simon announced a renovation of The Mall at Green Hills worth more than $250 million. Since then, nearly every new restaurant and shop in the neighborhood has opened somewhere else: a developer's headquarters on Richard Jones Road, an open-air center across Hillsboro Pike, a former fast-food lot on Hillsboro Circle, and a medical-office suite on Crestmoor Road.

Each of those spaces is run by a different owner, and none of them had to wait on the mall's timeline.

A Renovation Without a Public Schedule

In its February 4, 2026 announcement, Simon described a program of more than $250 million across three properties, Green Hills among them. The plan includes two-story entrance features, spaces for luxury boutiques, new landscaping, and interior and exterior upgrades. Construction was expected to begin sometime in 2026.

By early June, that timeline was no clearer. WSMV reported on June 3 that Simon hadn't given a construction start date or schedule. The mall's general manager said it wasn't yet clear how parking would be affected or whether spaces would be added. Parking was the concern shoppers raised most, and mall management told the station that about 70% of the property's spaces are in decks.

The tenant list has kept changing anyway. That same WSMV report counted SKIMS, Hollister, Altar'd State, Valenti and State & Liberty as recent openings or relocations, with Burberry, Vuori, Coach, Rowan, Edikted and others on the way. Those are mostly national brands moving into existing storefronts. The arrivals that change how a Green Hills evening goes have opened outside the mall.

Hill Center Took the Store the Mall Pulled Away

The best example of how this works is one storefront at 4025 Hillsboro Pike. Kendra Scott used to be at Hill Center Green Hills before it moved into the mall. Boden, the London-based clothing brand, then took the roughly 1,700-square-foot space for its second store in the U.S. Its first opened in the Atlanta area in November 2025.

When Boden was announced in March, Hill Center said the Nashville store would focus on warm-weather clothing, with linen and swimwear, plus the Mini Boden children's line. Its neighbors there include H. Audrey, Veronica Beard and Oak Hall. The store opened over the summer, and Hill Center posted that it was open in August. In September the center reported that a third Boden store was slated for fall, which makes Green Hills one of the brand's first U.S. markets.

The space never sat empty. A tenant moved into the mall, and a brand new to the country moved into the space it left across Hillsboro Pike. In October, Hill Center also announced it had been voted best shopping center by Nashville Scene readers.

The Developer Opened Its Own Dining Room

The biggest dining opening of the fall came from an unexpected operator. Southern Land Company is known mostly as a developer, but it opened its first full-service restaurant, Lupo Notte, on September 16. The restaurant sits at 2035 Richard Jones Road inside Vertis Green Hills, the mixed-use project that is also Southern Land's headquarters.

According to the company's announcement through Visit Music City, executive chef Owen Lane was most recently executive sous chef at Pastis. He grew up on a family farm in Leipers Fork. General manager David Rehrmann has worked at A Voce in New York City and at Modern Italian and Zuzu in Nashville. In that announcement, founder and CEO Tim Downey said the goal was "creating an everlasting upscale dining destination that serves this community and all of Nashville for generations."

The menu is upscale Italian. It includes Lupo Meatballs made with ground wagyu, Italian sausage and veal, snapper in tomato broth, sweet corn agnolotti, and 12-inch Neapolitan-style pizzas made from 48-hour fermented dough and baked in a three-deck oven. For now Lupo Notte serves dinner only: 5 to 10 p.m. Sunday through Thursday and 5 to 11 p.m. Friday and Saturday. Reservations are on OpenTable. A September 24 release said lunch and online ordering would come later this fall.

Lupo Notte joins a dining lineup at Vertis that already includes Char, Santo, True Food Kitchen and Brixx Wood Fire Pizza. CorePower Yoga, PAINT Nail Bar and La Bella é Famosa Spa are in the same complex. It's a short walk from the mall's parking decks.

The Pad Sites and Side Streets Are Turning Over Too

The quietest change is on Hillsboro Circle. Waldo's Chicken & Beer opened on Tuesday, September 15, in what Davidson County Source called the "former longtime Wendy's location" at 4106 Hillsboro Circle. A drive-through burger lot is now a place serving Southern fried and rotisserie chicken in sandwiches, baskets, bowls and plates, along with cheese biscuits, beer and cocktails. It's open until 9 p.m. on weeknights and 10 p.m. on weekends. In a 2025 Nation's Restaurant News profile, founder Mark Waldo described each location as a partnership with a local operator, not a franchise or a company-owned store.

Over on Crestmoor Road, Hourglass Aesthetics & Wellness opened its Green Hills location at 2120 Crestmoor Road, Suite 100. Crestmoor itself also looks different this fall. Metro's Crestmoor Road–Hillsboro Pike project realigned Crestmoor so it meets Glen Echo Road at Hillsboro Pike, and it added a new water main under the Pike. Councilmember Jeff Preptit's August 6 newsletter reported that the new intersection was open and easing congestion. Crosswalk updates, paving and line repainting were still to be finished in the following weeks. That intersection had been under construction since January 2024.

The mall's renovation calendar depends on one national owner. Hill Center is controlled by a local landlord, Vertis by its own developer, and the Hillsboro Circle lot by whoever leases it next. Each one moves on its own schedule, and all three filled space this summer and fall.

Planning a Week Around the Ring

All of these spots are close enough together for one evening or one Saturday. Here's how they line up geographically:

  1. Richard Jones Road. Start at Vertis for dinner at Lupo Notte, or for a weeknight at Char, Santo or True Food Kitchen. Since Lupo Notte opens at 5 p.m., an early-evening yoga class at CorePower in the same complex fits before dinner.
  2. Hillsboro Pike, east side. Hill Center works for errands. Boden, H. Audrey, Veronica Beard and Oak Hall are all in one walkable row, and the center was just named best shopping center by Scene readers.
  3. Hillsboro Circle. Waldo's covers a casual weeknight dinner or a weekend lunch, since it opens at 11 a.m. That's useful while Lupo Notte is still dinner-only.
  4. Crestmoor and Glen Echo. The realigned intersection changes how you get between the Hillsboro Pike centers and the streets west of the Pike, and Hourglass sits on the Crestmoor side of it.
  5. The mall itself. It's still worth a stop for the newer tenants. Since roughly 70% of its parking is in decks, the decks are the dependable choice on a busy weekend.

Simon's plan calls for two-story entrances at the mall. So far in 2026, the new restaurants and shops in Green Hills have opened across the street.

A new tenant on a pad site or in a center near your street can change how buyers see that block. If you're weighing a move within Green Hills or just want a read on how this corridor is changing, The Costigan Group can walk you through it. Book a consultation.
